Home Maintenance Inspection in Columbus, Ohio
Transit & Flow Group’s Home Maintenance Inspection is a paid, one-time walkthrough assessment of your home’s overall condition, exterior and interior systems a homeowner can reasonably access, resulting in a written, prioritized findings report you can act on, with Transit & Flow or with anyone else. Unlike the fixed-price repair pages in our handyman lineup, this is diagnostic-fee pricing: you are paying for the assessment and the report itself, not a bundle of pre-scoped repairs. Set up your inspection in the Estimate Builder for a preliminary online estimate.

Is this the right service for you?
A Home Maintenance Inspection fits a homeowner who wants an honest, documented read on where their house actually stands, not a single named repair. Common situations:
- You just bought a home and want a maintenance-focused baseline beyond your closing inspection, organized around what to prioritize over the next year or two.
- You have owned your home a while with no recent formal look at its overall condition, and want to know what is aging toward a problem before it becomes one.
- You are planning to sell and want to know what a buyer’s inspector is likely to flag, so you can address it or price it in ahead of time.
- You want a prioritized to-do list rather than a reaction to whatever breaks next, roof, siding, trim, gutters, fasteners, and similar accessible systems, checked and documented in one visit.
This is a different service than our Seasonal Home Maintenance program, and the distinction matters. Seasonal Home Maintenance is a recurring, twice-a-year walkthrough on a standing schedule, built around catching small seasonal failures, a loose gutter hanger, a failing caulk line, before they grow. A Home Maintenance Inspection is a single, one-time, more comprehensive condition assessment, the kind of visit you book once for a baseline, before a purchase decision, or when you simply want a full picture, rather than a recurring program. Many homeowners start with a one-time inspection and decide from the findings report whether a recurring seasonal program makes sense afterward.
If the inspection turns up a handful of small, defined exterior items, a loose siding piece, a cracked trim section, those typically become a Minor Exterior Repair visit booked as a clear next step, priced and scheduled separately from the inspection itself.
How pricing works
A Home Maintenance Inspection is diagnostic-fee pricing, not scope-based ranges like the other pages in this lineup. You pay a flat visit fee for the assessment and the written findings report, whether or not you book any follow-up repair work afterward:
- Flat diagnostic visit fee covers the walkthrough, documentation, photos, and the prioritized findings report itself. This visit is $249..
- Credit toward booked repair work. The full $249 fee is credited toward the cost of the work if you book it as a result of the visit..
- What the fee does not include. The inspection fee covers the assessment and report only. Any repair work the findings recommend is priced and scheduled as its own separate visit, using that service’s own pricing model, whether fixed or diagnostic.
- No obligation to book with us. The findings report is yours to use however you choose, with Transit & Flow or with another provider.
As general market context, not a Transit & Flow Group quote, Angi’s 2026 data puts the average professional home inspection at roughly $344, with a typical range from about $296 to $424 depending on home size, and inspections for larger homes running higher still. That figure reflects real estate transaction inspections rather than a maintenance-focused walkthrough specifically, but it is a useful reference point for what a documented, professional condition assessment commonly costs. What’s included
- A walkthrough of accessible exterior systems: siding, trim, gutters, fasteners, exterior fixtures, and visible envelope condition
- A walkthrough of accessible interior areas relevant to overall home condition, where reasonably reachable without invasive testing
- Photo documentation of every notable finding
- A written, prioritized findings report, organized by urgency and estimated cost impact
- A plain-language explanation of each finding, not just a checklist code
- Yes, a follow-up call is included to walk through the findings at no extra charge.
What’s not included
- Repair work itself; findings are documented and priced as separate, follow-up visits
- Invasive testing, such as opening walls, moving insulation, or accessing areas that require specialized equipment
- Roof surface inspection beyond what is visible and accessible from the ground or a ladder at the eave line
- Specialized environmental testing, such as radon or pest inspections, which require separate qualified providers
- A recurring inspection schedule; that is covered by our Seasonal Home Maintenance program, a different service built around a standing twice-a-year visit
Permits and inspections may be required if a finding turns into a repair that needs one, and we flag that when we recommend the follow-up visit.
Central Ohio context
A one-time condition assessment is especially useful in Central Ohio because of how hard the local climate is on a house’s exterior. Freeze-thaw winters stress fasteners, trim joints, and caulk lines every year, and humid summers keep moisture pressure on the envelope in between, which means small issues tend to accumulate steadily rather than announcing themselves all at once. A homeowner who has not had a fresh look at overall condition in several years is often surprised by how much has quietly shifted.
Age matters here too. Homes in Clintonville, German Village, and Bexley tend to carry more original materials, older fastening methods, and decades of freeze-thaw wear, which usually means a longer findings list at the first inspection than a comparably sized newer home. Homes in Dublin, New Albany, and Lewis Center are generally younger and see fewer findings on a first pass, though builder-grade materials at these ages are also reaching the point where a documented baseline starts to matter. Spring, after winter has revealed what it is going to reveal, is a strong time to book this inspection, though it is useful at any time of year when you want a clear picture.
