How a Transit & Flow porch project runs

1. Design and structural assessment. We evaluate the house connection, roof geometry, grade, and existing foundation, then design a porch that fits the architecture rather than fighting it.
2. Permits and engineering. We produce the drawings, pull the permit, and coordinate structural engineering where the span or the roof load requires it.
3. Foundation and framing. Footings are set below frost depth and inspected. Framing is built to code span with the ledger flashed and structurally fastened to the house.
4. Roofing, flashing, and envelope. Our roofing crew ties the porch roof into the existing roof and wall, weaves the flashing correctly, and finishes the soffit, fascia, and siding transitions.
5. Finish, electrical, and walkthrough. Ceiling, columns, railings, flooring, lighting, fans, and outlets are finished, final inspection is passed, and we walk it with you.
