Common-Area Cleaning is built for the property manager, HOA board, or condo association that needs the shared, non-unit spaces of a multi-unit building cleaned on a defined schedule: hallways, lobbies, shared laundry rooms, mail areas, and stairwells that every resident passes through but no individual resident is responsible for.
This is a cleaning service, not a maintenance program. Many multi-unit buildings also have shared amenity spaces with a kitchen or bathroom attached, a clubhouse kitchenette, a leasing-office restroom, a shared community room. When one of those spaces needs a more intensive, one-time reset rather than routine upkeep, Kitchen Deep Cleaning or Bathroom Deep Cleaning can be added to a common-area contract for that specific room, priced and scheduled separately from the recurring corridor and lobby cleaning.
How pricing works
Common-Area Cleaning is fixed-price, built from the total square footage of shared spaces, the number of distinct areas, and cleaning frequency.
- Shared square footage and area count set the base price. A building with a single lobby and one corridor run cleans faster than the same square footage split across multiple stairwells, a mailroom, and a shared laundry room, each with its own fixtures and touch points.
- Frequency is the main lever on cost per visit. Buildings with heavy foot traffic, high-rise lobbies, campus-adjacent apartment buildings, or a shared laundry room in continuous use, typically need a higher frequency than a smaller walk-up building with light traffic.
- Fixture and touch-point density affects price independent of square footage: elevator interiors, mail kiosks, laundry machine exteriors, and entry glass all add time regardless of the surrounding hallway footage.
- Add-ons are priced individually: interior glass and entry door detailing, trash-chute room cleaning, and periodic floor care such as stripping and refinishing hard flooring in lobbies.
What changes the price: number of floors and whether elevator access is available for equipment, current condition at contract start, and whether cleaning happens during resident hours or after. As general market context, not a Transit & Flow quote, ISSA, the trade association for the cleaning industry, reports commercial cleaning rates commonly running $0.09 to $0.17 per square foot per visit for standard office-type spaces, with high-traffic, high-touch areas like lobbies and entries trending toward the higher end of that range. Central Ohio context
Multi-unit buildings across Central Ohio see different common-area demands depending on their age and location. Older apartment buildings and converted properties in neighborhoods like Old Towne East, Victorian Village, and German Village often have narrower hallways and older flooring that show foot traffic and Central Ohio’s clay-mud tracking more visibly than newer construction, especially from March through May when wet, clay-heavy soil is at its worst. - First cleaning visit. The team cleans against the documented scope and confirms any adjustments with the property manager or board directly.
- Recurring service begins. The same scope and schedule repeat, with a consistent team where possible and reporting aligned to what your management or board needs.
- Periodic review. We review the standard with you and adjust frequency or scope as building occupancy or season changes.
