Deck repair is scope-based pricing, built from an inspection. The logic:
- Board and surface work is priced by the board or by area: decking, stair treads, and rail caps, in wood matched to your species or upgraded material where you prefer.
- Structural repairs are priced per assembly: a stair rebuild, a railing section, a post-and-footing repair, joist sistering, or ledger re-flashing and re-fastening. Each appears as its own line so you can phase the work if you want.
- What changes the price: deck height (ground-level versus second-story), access for materials, how much hidden rot appears once boards come up, and material choice. When we open a deck and find more rot than the inspection could see, we photograph it, price it, and pause for your decision. No silent scope growth.
- Repair versus replace, honestly. When repair costs approach the value of the structure, we say so with numbers for both paths and no pressure toward the bigger one.

Why Central Ohio is hard on decks
A Columbus deck lives a rough life. Freeze-thaw cycling is the main enemy: water enters every fastener hole and end-grain cut, freezes, and wedges the wood apart a little more each winter. It also works on the ground itself. Our clay soil heaves as it freezes, which is how deck footings poured too shallow end up lifting posts out of level, and why a deck that was flat in 2015 rocks in 2025.
Shade makes it worse in the older neighborhoods. Decks under the mature canopy in Clintonville, Beechwold, and Upper Arlington stay damp days longer after rain, and sustained dampness is what rot needs. Meanwhile, a lot of Central Ohio decks were built in the 1990s and 2000s additions boom, and in newer suburbs like Dublin, Lewis Center, and New Albany those builder-era decks are now 20 to 30 years old: original fasteners rusting, hangers corroding, and pre-2004 lumber treated with older chemistry that is aging out.
