Painting projects usually start with one of these:

  • Selling this year. Your realtor said the phrase “neutral palette” and you have a wallpapered dining room and a purple bedroom to deal with before photos.
  • Plaster cracks that keep returning. Homes in Clintonville, German Village, and the Hilltop with original plaster develop hairline cracks as the house moves on clay soil. Paint alone will not hold them shut; the prep matters more than the color.
  • Scuffed hallways and stairwells from kids, dogs, and daily life, in flat builder paint that cannot be wiped without burnishing.
  • Water stains on a ceiling from a fixed roof or plumbing leak. The leak is solved; the brown ring is not, and it needs a stain-blocking primer or it will bleed through every coat you put over it.
  • A whole-house repaint in a newer home. Builder flat in Dublin, New Albany, or Lewis Center is typically one thin coat of contractor-grade paint. Around year five it shows every touch, and owners repaint in a washable finish.
  • Ceilings, trim, and doors that have not been touched in twenty years while walls got refreshed around them.

How pricing works

Interior painting is priced per room, adjusted by size, height, and prep. The honest breakdown:

  • Room dimensions and ceiling height. A 10×12 bedroom with 8-foot ceilings is the base case. Two-story foyers, stairwells, and vaulted rooms take staging and time.
  • Prep level. Light prep (nail holes, minor scuffs) is standard. Heavy prep is its own line: plaster crack repair, drywall patching, wallpaper removal, glossy trim that needs sanding and priming, or stain blocking. Wallpaper removal in particular is quoted after we see it, because what is under wallpaper is the least predictable thing in this trade.
  • Scope per room. Walls only, walls and ceiling, or walls, ceiling, trim, and doors. Trim and doors take longer per square foot than walls, and the estimate shows that split plainly.
  • Paint. You choose the product tier and we list it at documented cost, or you supply paint you have already bought.

  • Cabinet refinishing and spray lacquer work, unless quoted as its own project
  • Lead paint disturbance beyond safe-work practice limits in pre-1978 homes; where testing and containment rules apply, we follow them and price accordingly

Why Columbus interiors need Columbus-specific prep

The age of the house sets the prep, and Central Ohio has three broad eras. Pre-war and mid-century homes in Clintonville, the Hilltop, and Whitehall usually have plaster walls that crack in patterns as clay soil moves the foundation seasonally. Those cracks need to be opened, taped or bridged, and skimmed, not just filled, or they telegraph through fresh paint by the following spring. Many of these homes are also pre-1978, which means lead-safe practices apply when sanding old trim.

Homes from the 1980s through the 2000s have drywall with settling cracks at stair corners and window headers, plus decades of finish layers on trim. The newest builds in Dublin, New Albany, and Lewis Center paint out fastest, but their single-coat builder flat drinks the first new coat, which is why a proper two-coat spec matters there most of all. One more local reality: our long humid summers and dry furnace-heated winters swing indoor moisture widely, so caulked joints at trim and baseboard open and close through the year. Good flexible caulk during prep is what keeps those lines clean.

  5. Paint and inspect daily. Two coats standard, with a daily tidy so your house stays livable during multi-day projects.
  6. Final walkthrough. You and the crew lead, in daylight, with a punch list resolved before final payment.
