Is this what you’re seeing?
- A renovation or multi-unit upgrade big enough that no single trade can run it alone
- Multiple trades that need to be sequenced correctly, framing before drywall, rough-in before finish work, or the whole project stalls
- No dedicated point of contact currently tracking the project’s timeline against your budget and deadline
- Concern that a project without a single owner will drift past its planned completion date
- An owner, lender, or asset manager who wants regular progress reporting on a defined project
- A property manager whose regular workload doesn’t leave room to also run day-to-day oversight of a bigger job
- Previous projects that ran long or over budget because trades weren’t coordinated against a single schedule
- A project bigger than routine maintenance and repair calls, but not yet at the scale of a portfolio-wide capital program
How pricing works
Project oversight is priced around the scope and duration of your specific project, not a flat monthly fee.
- Oversight fee. Typically structured as a percentage of total project cost or a fixed oversight fee tied to project duration and trade count. Starting at $299.
- Trade and material costs. Priced separately per trade and phase, whether performed directly by Transit & Flow or by a coordinated third-party vendor for specialty work outside our core trades.
- How this differs from property-vendor-coordination. Vendor coordination is for the routine, ongoing, day-to-day flow of maintenance and repair calls across a property or portfolio. Project oversight is for one defined project with its own start date, end date, and dedicated point of contact managing it through completion.
- How this differs from capital-improvement-coordination. As a project grows larger and more complex, a full roof replacement across a multifamily property, a parking lot resurfacing, or a major system replacement, it typically moves to our capital-improvement-coordination service, which is built for the scale and phasing those projects require. Project oversight fits a single significant project; capital improvement coordination fits the largest, most complex, often multi-phase capital work.
As general market context, not a Transit & Flow Group quote, HomeAdvisor’s 2025 renovation cost data notes that general contractors commonly charge roughly 10% to 20% of total project cost for project management and oversight on multi-trade renovation work, a useful benchmark for what dedicated oversight typically costs in the market. Final scope and price subject to verification once we’ve reviewed your property, portfolio, or project.

Managing bigger projects in Central Ohio
A significant renovation or multi-unit upgrade in Central Ohio has to account for more than the trades involved. Freeze-thaw winters narrow the outdoor construction window, which makes sequencing tighter on projects with exterior components. Older housing stock in neighborhoods like German Village, Clintonville, and Bexley often reveals surprises once walls or systems are opened, original wiring, outdated plumbing, or framing that doesn’t match modern code, all of which a dedicated project lead needs to catch and address without derailing the whole timeline. Newer growth-corridor properties around New Albany, Dublin, and Lewis Center carry different risks, mainly coordinating trades across a still-developing area where permitting timelines and inspector availability can vary. Either way, a single point of contact who understands the local landscape keeps a defined project moving instead of stalling on avoidable surprises.
Our process
- Request property support. Share your project scope, timeline goals, and current trade or vendor situation.
- Project scoping. We review drawings, existing conditions, and your budget to build a realistic sequence and timeline.
- Trade assignment. We assign in-house trades and coordinate any specialty third-party vendors the project needs.
- Kickoff and permitting. We handle permit applications and inspection scheduling where required before work begins.
- Managed execution. Trades are sequenced and scheduled against the plan, with a dedicated point of contact tracking progress daily.
- Milestone reporting. You receive regular progress updates with photos, so you always know where the project stands against budget and timeline.
Services completed by appropriately qualified professionals where required.
