- Light-to-moderate rehab (kitchens, baths, some system repairs, code-driven fixes) is priced as a mid-range scope with line items you can phase.
- Full or gut rehab (structural, full mechanical, full envelope) is priced as its own larger scope, typically with a phased draw schedule that lines up with lender requirements.
