On that last point, it is worth being direct about how this page relates to our Make-Ready Services page, since the two terms get used interchangeably in the industry. Rental Turnovers, as scoped here, is focused on repairs and the rent-ready inspection: the punch list work and the final check that confirms the unit is in leasable condition. Cleaning is not automatically bundled in; it is an optional add-on we coordinate through our Rental Turnover Cleaning service if you want it in the same visit window. Make-Ready Services, by contrast, is positioned as the fuller bundle, cleaning, repairs, paint, and inspection treated as one combined booking. If you would rather have everything handled as a single scope and a single invoice, book Make-Ready Services instead. How pricing works
Rental Turnovers is scope-based pricing built from a walkthrough of the specific unit, priced per repair item rather than a blended hourly rate.
- Per-item repair pricing. Paint touch-up, door and cabinet hardware, minor drywall, fixture checks, and similar punch-list items are each priced individually, so a longer list stays easy to review.
- Rent-ready inspection included. Every turnover ends with a documented walkthrough confirming the unit is ready to show, with photos.
- What changes the price: how many items are on the list, whether paint is touch-up or a full repaint, how much material needs to be matched to existing finishes, and whether cleaning is added to the same visit.
- No portfolio account required. This is single-unit, standard-rate pricing. If you later decide you want an ongoing turnover relationship across multiple properties, we can talk through what a portfolio account with not-to-exceed pricing would look like instead.

Single-unit turnovers across Central Ohio
Most of the single-unit turnover calls we get come from landlords with one or two rental properties, or from property managers handling an isolated vacancy outside their usual portfolio account, in neighborhoods ranging from Clintonville and Linden to newer rental stock in Dublin and Grove City. Older units tend to carry small deferred items forward from tenant to tenant, worn hardware, doors that have shifted with the house, trim that has loosened over years of turnover. Newer units generally start from a tighter baseline but can still show builder-grade wear faster than expected, especially after a couple of leases.
Turnover timing is almost always the driving constraint. Between a lease ending and the next one starting, the window can be short, and getting us the unit’s condition and your target date as early as possible gives us the best chance of finishing the punch list and inspection before showing the unit again.

- Rent-ready inspection. A final documented walkthrough confirms the unit is ready to show, with photos.
- Handoff. You receive the photo record and scope summary, and the unit is ready for its next lease.
