Is this what you’re seeing?
“Make-ready” and “turnover” are often used as synonyms in this industry, and on our site they cover closely related but distinct scopes. Our Rental Turnovers page is focused on the repair and rent-ready inspection piece of a unit turn, with cleaning available as an optional add-on. Make-Ready Services, this page, is the fuller bundle: cleaning, repairs, paint, and inspection all scoped and scheduled together as one job. If you would rather manage cleaning separately or already have your own cleaning vendor, book Rental Turnovers instead. If you want the whole turn handled in one visit window without juggling multiple bookings, this page is the one to use.
You are likely in the right place if:
- A unit is vacant between tenants and needs cleaning, repairs, and paint handled together before the next move-in
- You want one invoice and one point of contact for the full make-ready scope instead of coordinating cleaning and repair crews separately
- The unit needs a full repaint, not just touch-up, alongside the punch-list repairs
- You are working against a lease-up deadline and want the bundled scope to move faster than sequencing separate vendors
- You are not yet on a portfolio-wide account and want this handled as a single, standard-rate booking for one unit
If you manage a whole portfolio and want standardized make-ready scope with not-to-exceed pricing across many units under one standing agreement, our Rental Turnover Services program is built for that instead. Make-Ready Services, here, is scoped for a single unit at standard rates, without an account requirement.
How pricing works
Make-Ready Services is priced as a bundled scope built from a walkthrough of the unit, combining cleaning, repair, and paint line items into one job.
- Bundled line-item pricing. Cleaning, repairs, and paint each appear as their own line within the bundle, so you can see what the full make-ready scope costs and where the cost comes from.
- Repaint versus touch-up. A full repaint is priced differently than touch-up work, and we confirm which the unit needs at the walkthrough rather than assuming.
- What changes the price: unit size and condition, how much paint coverage is needed, how many repair items are on the punch list, and the cleaning tier required (standard turnover clean versus a heavier deep-clean scope).
- One visit window. Because cleaning, repairs, and paint are coordinated together, we typically schedule the bundle to finish faster than booking each trade separately.
As general market context, not a Transit & Flow quote, industry benchmarking commonly cited from apartment-industry sources puts a full make-ready turn, cleaning, paint, and repairs combined, in the rough range of $1,000 to $3,000 per unit, depending on size, condition, and whether a full repaint is needed. Request Property Support with your unit’s details for a scope walkthrough. Final scope and price subject to verification once we’ve reviewed the unit.
What’s included

- A final rent-ready inspection with photos before the unit is shown again

Make-ready turns across Central Ohio
Central Ohio’s rental stock ranges widely, from older duplexes in Hilltop and Whitehall to newer builder-grade units in Dublin, New Albany, and Lewis Center, and unit condition at turnover varies accordingly. Older units more often need a fuller repaint and more repair items per turn, since paint and hardware degrade faster over multiple leases, while newer units may need lighter touch-up but still benefit from the bundled scope so nothing gets missed between trades. Freeze-thaw winters and clay soil movement can also loosen door and window seals between tenants, which is part of why a bundled inspection catches issues a cleaning-only or repair-only visit might not.
Lease-up deadlines drive most make-ready scheduling. Bundling cleaning, repairs, and paint into one visit window is often the fastest way to hit a tight turnaround between a lease ending and the next one starting, compared to sequencing three separate vendor visits.
Our process
- Request Property Support. Share the unit’s address, condition, and your target turnover date.
- Walkthrough and bundled scope. We assess cleaning, repair, and paint needs together and build one itemized scope.
- Make-ready visit. Cleaning, repairs, and paint are completed in a coordinated visit window.
- Rent-ready inspection. A final documented walkthrough confirms the unit is ready to show, with photos.
- Handoff. You receive the scope summary and photo record, and the unit is ready for its next lease.
Services completed by appropriately qualified professionals where required.
