• Interior drainage scope. A perimeter drain system inside the crawl space, running to a sump pit, is priced by linear footage and depth, similar in logic to an interior basement system but sized for crawl space access.
• Sump pump sizing. Crawl space sump systems are sized differently than basement units, based on expected water volume and pit size, and are priced as their own line.
• Vapor barrier scope. Full coverage sealed at the walls and piers costs more than a partial liner, and the difference in long-term humidity control is real.
• Access conditions. Low-clearance crawl spaces or ones with limited entry points add labor time regardless of the drainage scope itself.

Why Central Ohio crawl spaces stay wet

Central Ohio’s clay soil barely absorbs water, and a crawl space sits below or near grade, which means it is often the first part of the house to feel groundwater pressure and surface water intrusion. Freeze-thaw winters push moisture through foundation walls and vents in ways that are hard to see until humidity or a musty smell gives it away, and heavy spring rain frequently overwhelms a crawl space that has no vapor barrier or interior drainage to manage what comes through.
