Is this the right service for you?

Project management fits homeowners who want Transit & Flow to be the contractor running the whole job, not just coordinating someone else’s team. Signs this is your service:

  • You want a single company hiring, scheduling, and standing behind every trade on your project
  • You do not already have an architect, designer, or outside general contractor you need represented against or coordinated with
  • You want one budget, tracked and reported by the same team doing the work
  • Your project spans multiple trades, framing, electrical, plumbing, drywall, finish carpentry, and needs them sequenced correctly against a single schedule
  • You want a single point of accountability if something goes wrong, rather than several parties pointing at each other
  • You are planning a full remodel, addition, or new build and want to hand off the whole project rather than manage pieces of it yourself

If you already have an outside architect, designer, or general contractor in place and want Transit & Flow representing your interests in that relationship instead of running the work ourselves, see our owner-s-representation page; that is a distinct, advocacy-focused service. And if your team is already set and you specifically need the day-to-day trade calendar managed during active construction, our narrower construction-coordination service may be the better fit on its own. Project management is the broadest of the three: Transit & Flow is the party executing the work, managing budget, trades, and timeline together.

How pricing works

Project management is scope-based pricing, built around your project’s size, trade count, and duration:

  • Management fee. Typically structured as a percentage of total project cost, layered on top of the trade and material costs for the work itself. Starting at $299.
  • Trade and material costs. Priced per phase and trade, whether framing, mechanical systems, or finish work, as separate line items so you can see what you are paying for.
  • What changes the price: total project scope, number of trades involved, project duration, and how much of the work is new construction versus renovation of existing structure.
  • How this differs from owner’s-representation and construction-coordination. In project management, Transit & Flow is the contractor executing your project directly. In owner’s representation, we represent you against an outside architect or contractor instead. In construction-coordination, the scope narrows to day-to-day scheduling logistics rather than full budget and trade management.

As general market context, not a Transit & Flow Group quote, HomeAdvisor’s 2025 renovation cost data notes that general contractors commonly charge roughly 10% to 20% of total project cost for project management on multi-trade renovation work, a useful benchmark for what this kind of oversight typically costs in the market. Enter your project details and photos in the Estimate Builder for a preliminary online estimate. Final scope and price subject to verification once our team reviews your project.

What’s included

  • A dedicated project manager as your single point of contact from kickoff through completion
  • Hiring, scheduling, and sequencing of every trade required for your project
  • Budget tracking and reporting against the agreed scope
  • Coordination of permits and inspections where your project requires them
  • Photo documentation at key project milestones
  • Issue resolution across trades without you having to manage each one individually

What’s not included

  • Representing you against an outside architect, designer, or general contractor you have already hired, which is our owner’s-representation service
  • Narrow day-to-day trade calendar coordination as a standalone service separate from full project management, covered by construction-coordination if that is all you need
  • Design or architectural drafting services beyond what is needed to execute the agreed scope
  • Financing arrangements, though we can discuss phasing your project to fit your budget

Managing renovations across Central Ohio

A multi-trade renovation or new build in Central Ohio has to account for more than the trades themselves. Freeze-thaw winters shrink the outdoor construction window, which makes sequencing tighter on projects with exterior work like additions, siding, or roofing tied into the schedule. Older housing stock in neighborhoods like Clintonville, German Village, and Bexley often reveals surprises once walls or systems are opened, outdated wiring, undersized framing, or plumbing that doesn’t match current code, all of which a dedicated project manager needs to catch and price without derailing your timeline. Newer construction in growth corridors like New Albany, Dublin, and Lewis Center carries different pressure: coordinating multiple trades and inspectors across a still-developing area where permitting timelines can vary by municipality. A single team managing the whole project keeps it moving through either situation instead of stalling on avoidable surprises.

Our process

  1. Share your project. Scope, timeline goals, and budget range go into the Estimate Builder or a call with our team.
  2. Project planning. We review drawings or your goals, existing conditions, and budget to build a realistic sequence and schedule.
  3. Trade assignment. We staff the project with our own trades and bring in vetted specialty subcontractors where needed.
  4. Permitting and kickoff. We handle permit applications and inspection scheduling where required before work begins.
  5. Managed execution. Trades are sequenced and scheduled against the plan, with your project manager tracking progress daily.
  6. Milestone reporting and closeout. You receive regular updates with photos, and a final walkthrough closes out the project.

Services completed by appropriately qualified professionals where required.
