How pricing works

Engineered hardwood is scope-based, range pricing, built around a few factors:

• Square footage and layout. Open rooms with fewer cuts install more efficiently than choppy layouts with lots of closets, thresholds, and stairs.
• Subfloor and substrate. Engineered hardwood can be installed as a floating floor, glued down, or nailed, depending on the subfloor, and installing over concrete or radiant heat changes both the method and the cost.
• Removal of existing flooring. Pulling old carpet, tile, or laminate is priced separately from the new installation.
• Wood species and veneer thickness. A thicker wear layer allows more future refinishing and typically costs more than a thin-veneer product; species selection (oak, hickory, maple, and others) also affects material cost.

Engineered hardwood in Central Ohio homes

A lot of the newer construction across Dublin, New Albany, and Powell is built on a concrete slab or with radiant heat in at least one level, and solid hardwood generally isn’t recommended directly over either. Engineered hardwood’s layered core is built to handle both, which is a big part of why it’s become the more common choice for homeowners in these newer neighborhoods who still want a genuine wood floor rather than a wood-look product. It also holds up better than solid hardwood to the seasonal humidity swings that come with Central Ohio’s mix of dry winters and muggy summers, which matters in below-grade rooms and additions where humidity control isn’t always as tight as the original part of the house.

The real distinction from our Hardwood Installation service comes down to construction and longevity. Engineered hardwood has a genuine wood veneer over an engineered core, which makes it more dimensionally stable and suitable over concrete or radiant heat, but it can only be sanded and refinished a limited number of times because the veneer is thinner than a solid board. Solid hardwood, covered on our Hardwood Installation page, can typically be refinished many times over decades, which is why it remains common in Central Ohio’s older housing stock, but it’s more sensitive to moisture and temperature swings and isn’t recommended over concrete or radiant heat.
