How pricing works
Subfloor repair is scope-based, range pricing, built from what the damage actually requires once the area is opened up:
- Panel replacement is priced by area: cutting out and replacing damaged plywood or OSB sections, sized to the actual extent of the damage, not a flat per-room number.
- Joist and framing repair is priced per assembly when damage extends below the subfloor panel itself, sistering a joist or reinforcing framing that’s been compromised by rot or moisture.
- Leveling work for uneven or sloped sections is priced separately from panel replacement, since it addresses the framing beneath rather than the panel itself.
- What changes the price: how much hidden damage appears once panels come up, whether joists or framing are affected, moisture source and whether it’s been resolved, and access to the area. If we open a section and find more damage than expected, we photograph it, price it, and pause for your decision. No silent scope growth.
- A note on moisture and mold. If moisture damage looks severe enough to raise a mold concern, we stop, disclose it clearly, and refer you to a separately qualified mold specialist. We do not perform mold testing or remediation, and we will not proceed with subfloor repair over a moisture source that has not been addressed.

- Resolving the moisture source itself if it’s plumbing, roofing, or grading related; we’ll identify it, but repairing the source may require a separate trade
- Permit fees, which vary by municipality (permits and inspections may be required for structural subfloor work)

- Repair work. Damaged material is removed and replaced, framing is reinforced where needed, and the area is leveled and prepared for new flooring.
- Final check and photos. We confirm the repaired subfloor is sound and document it with photos before flooring or subfloor panels go back down.
