Subfloor Inspection in Columbus, Ohio

Transit & Flow Group’s Subfloor Inspection is a diagnostic visit that checks for soft spots, squeaks, moisture damage, and unevenness in the subfloor beneath your flooring, the layer most homeowners never see until something feels wrong underfoot. It’s a paid, one-time assessment resulting in a written finding of whether repair is needed before new flooring goes down, not a bundle of pre-scoped repairs. Set up your inspection in the Estimate Builder for a preliminary online estimate.

Is this the right service for you?

A Subfloor Inspection fits a homeowner who’s noticing something isn’t right underfoot, or who wants to confirm the subfloor is sound before committing to new flooring. Common situations:

  • A soft or springy spot in a floor, especially near a bathroom, kitchen, laundry area, or exterior door where moisture is more likely
  • Persistent squeaks in one area that don’t go away and seem to be getting more noticeable over time
  • Visible unevenness, a dip, a slight slope, or a spot where furniture doesn’t sit level anymore
  • Flooring removal in progress, yours or ours, that exposed staining, softness, or damage in the subfloor underneath
  • Planning a new flooring installation and wanting confirmation the existing subfloor is sound before ordering material and scheduling the job
  • A past leak or water event, even one that seemed minor at the time, that you want checked before it’s hidden under new flooring

This is a diagnostic assessment, not a repair. If the inspection finds a problem, the next step is our Subfloor Repair page, which addresses the specific issue this inspection identifies, whether that’s sistering a joist, replacing damaged plywood or OSB, or leveling an uneven section.

How pricing works

A Subfloor Inspection is diagnostic-fee pricing, not scope-based ranges like our repair and removal pages. You pay a flat visit fee for the assessment and written findings, whether or not you book repair work afterward:

  • Flat diagnostic visit fee covers the walkthrough, moisture and soundness checks, photo documentation, and a written findings summary. Starting at $299..
  • Credit toward booked repair work. The full $249 fee is credited toward the cost of the work if you book it as a result of the visit..
  • What the fee does not include. The inspection fee covers the assessment and findings only. Any repair the findings recommend is priced and scheduled as its own visit through our Subfloor Repair page.
  • No obligation to book with us. The findings are yours to use however you choose, with Transit & Flow or with another provider.

As general market context, not a Transit & Flow Group quote, Angi’s 2026 data puts the average professional home inspection at roughly $344, with a typical range from about $296 to $424 depending on home size. That figure reflects general real estate inspections rather than a subfloor-specific assessment, but it’s a useful reference point for what a documented, professional diagnostic visit commonly costs. What’s included

  • A walkthrough of the area of concern, checking for soft spots, sponginess, and give underfoot
  • A moisture check where staining, past leaks, or a damp-prone location (bathroom, kitchen, laundry, basement) raises the question
  • An assessment of visible unevenness, dips, or slope
  • Photo documentation of every notable finding
  • A written summary explaining what we found, in plain language, and whether repair is recommended
  • Coordination with any related flooring removal already scheduled or in progress, since removal often exposes exactly what this inspection is checking for

What’s not included

  • Repair work itself; findings are documented and priced as a separate Subfloor Repair visit
  • Removal of existing flooring to access the subfloor, unless that removal is already scheduled separately through our Flooring Removal page
  • Invasive testing beyond what’s reasonably accessible without cutting into finished surfaces
  • Environmental testing such as mold or asbestos testing; if moisture damage looks severe enough to raise that question, we flag it and refer you to a separately qualified specialist rather than testing for it ourselves
  • Structural engineering assessment beyond subfloor condition, referred out if the issue appears to extend into the home’s framing

Central Ohio context

Central Ohio’s clay soil and freeze-thaw winters put steady moisture pressure on homes, and that pressure often shows up first as a subfloor problem: humidity swings between summer and winter cause wood-based subfloor materials to expand and contract, and homes with basement or crawlspace moisture, common in older neighborhoods like Clintonville, Grandview Heights, and Bexley where foundations and drainage are decades old, see subfloor softness and staining more often than newer construction. Homes in Dublin, New Albany, and Powell are generally younger, but builder-grade OSB subfloor still reacts to the same humidity swings, particularly near bathrooms, kitchens, and exterior entries where snow and slush track in for months each winter. Because a subfloor problem is invisible until flooring comes up, this inspection is most useful either when something already feels wrong underfoot, or as a confirmation step before a new flooring installation, so a problem doesn’t get sealed under new material.
