Property Condition Assessments in Columbus, Ohio

Transit & Flow Group’s Property Condition Assessment is a formal, written condition report on a property, built for investors evaluating a purchase, owners planning improvements, or portfolio managers handling due diligence across multiple properties. This is diagnostic-fee pricing: you’re paying for the assessment and the written report itself, not a bundle of pre-scoped repairs. Request Property Support to schedule an assessment, or call (614) 382-0000.

Is this what you’re seeing?

  • You’re evaluating a property before purchase and want a documented, professional condition read beyond a standard buyer’s inspection
  • You manage a portfolio and need standardized condition reports across multiple properties for due diligence or reporting purposes
  • A lender, partner, or investor is asking for third-party condition documentation before funding or closing
  • You own a property and want a baseline understanding of its condition before planning improvements or a renovation budget
  • You need documentation of a property’s condition at a point in time, for insurance, ownership transfer, or your own records

How pricing works

A Property Condition Assessment is diagnostic-fee pricing, not scope-based ranges like our repair execution pages. You pay a flat assessment fee for the walkthrough, documentation, and the written report, whether or not any follow-up repair work is booked afterward:

  • Flat assessment fee, scaled to property size and type. Starting at $299..
  • Credit toward booked repair work. The full $249 fee is credited toward the cost of the work if you book it as a result of the visit..
  • What the fee does not include. The assessment fee covers the walkthrough and report only. Any repair or renovation work the findings recommend is priced and scheduled as its own separate scope.
  • No obligation to book with us. The report is yours to use for your own decision-making, financing, or with any contractor you choose.

As general market context, not a Transit & Flow quote, industry pricing data on commercial-scale property condition assessments shows a typical range from around $1,250 to $2,500 for smaller properties, scaling up toward $10,000 or more for large or complex facilities, with size-based ranges commonly cited around $1,500 to $4,000 for properties under 10,000 square feet and $4,000 to $10,000 for properties between 10,000 and 50,000 square feet. Those figures reflect commercial-scale assessments generally, and residential or small investment-property assessments typically fall well under that range, which is exactly what a specific quote is for. What’s included

  • A documented walkthrough of accessible interior and exterior systems: structure, roofing, mechanical, electrical, plumbing, and envelope condition
  • Photo documentation of every notable finding
  • A written, prioritized report organized by urgency and estimated cost impact
  • A plain-language explanation of each finding, useful for non-technical stakeholders like investors or lenders
  • Yes, a follow-up call is included to walk through the findings at no extra charge.

What’s not included

  • Repair or renovation work itself; findings are documented and priced as a separate, follow-up scope, often through our Real Estate Investor Services
  • Completing repairs already identified by someone else’s inspection report; that’s a different service, see Inspection Repair Lists
  • Invasive testing, such as opening walls, moving insulation, or accessing areas requiring specialized equipment
  • Specialized environmental testing, such as radon or pest inspections, which require separate qualified providers and are not services Transit & Flow performs
  • Formal engineering certifications or stamped structural reports, which require a licensed engineer

How this differs from Inspection Repair Lists

It’s worth being precise about the distinction. A Property Condition Assessment produces Transit & Flow’s own formal written report on a property’s condition, useful before you’ve made a decision, a purchase, an improvement plan, a due diligence file. Inspection Repair Lists is a different service entirely: it’s about completing repairs already identified by someone else’s inspection report (a licensed home inspector’s findings during a transaction), not about producing our own assessment. If you already have an inspection report and need the repairs done, that’s Inspection Repair Lists. If you need a documented condition report of your own, before or independent of any transaction, that’s this page.

Central Ohio context

A formal condition assessment carries extra weight in Central Ohio given how much variation exists in the region’s housing and building stock. Older properties in neighborhoods like Franklinton, Olde Towne East, and the South Side often carry original systems and decades of deferred maintenance layered under cosmetic updates, exactly the kind of detail investors need documented before underwriting a purchase or renovation budget. Newer properties in growth corridors like New Albany, Lewis Center, and Dublin present differently, with fewer structural surprises but builder-grade materials reaching the age where a documented baseline starts to matter for planning purposes. Freeze-thaw winters and our region’s clay soil affect grading, drainage, and foundation-adjacent systems across properties of any age, which is why exterior and site condition are part of a well-built assessment rather than an afterthought.

Our process

  1. Request Property Support and share the property address and purpose of the assessment (purchase evaluation, portfolio due diligence, improvement planning).
  2. Schedule the assessment. Booked online or by calling (614) 382-0000.
  3. On-site walkthrough. We document accessible systems and condition with photos throughout.
  4. Written report delivered. Prioritized by urgency, with photos and plain-language explanations for each finding.
  5. Decide your next step. Use the report for your own purchase or planning decision, or scope follow-up work with Transit & Flow or another provider.

Services completed by appropriately qualified professionals where required.
