How pricing works

Rental property maintenance for individual landlords is typically structured as a recurring service agreement scaled to your number of units, covering routine maintenance visits and repair response, with an agreed rate for larger repairs identified along the way. Because you’re not running a large operation, the agreement is built to be simple: one scope, one rate structure, one point of contact, regardless of whether you have three units or fifteen.

As general market context, not a Transit & Flow quote, a commonly used landlord budgeting guideline, sometimes called the “1% rule,” suggests setting aside roughly 1% of a property’s value each year for maintenance and repairs (for example, about $2,500 a year on a $250,000 property). That’s a starting point, not a promise, since actual costs depend heavily on a property’s age and condition. Final scope and price subject to verification once we’ve reviewed your properties.

What’s included

  • A recurring maintenance agreement covering your properties, scaled to unit count
  • Response to tenant-reported maintenance issues, coordinated through you rather than directly with tenants unless you prefer otherwise
  • Routine repair and upkeep work across plumbing, minor electrical, doors and hardware, and general handyman items
  • Coordination with Transit & Flow’s residential handyman, cleaning, HVAC, and other trade divisions, who perform the work identified through your agreement
  • Documentation and photos for each visit, useful for your own records or for showing a lender or partner

What’s not included

  • Full-scale renovations or capital improvements, scoped separately
  • Tenant screening, lease administration, or rent collection; Transit & Flow performs maintenance work, not property management administration
  • Environmental testing or remediation of any kind
  • Turnover-specific make-ready work between tenants, which is available as its own service when a unit turns over

Why Central Ohio landlords need a maintenance partner

A lot of Central Ohio’s rental stock is older housing in neighborhoods like Hilltop, Whitehall, and the near east side, built well before current code and now showing the effects of decades of freeze-thaw cycling on exterior seals, gutters, and foundations. Landlords who bought more recently in growth areas like Grove City, Reynoldsburg, or Pickerington are dealing with a different problem: newer builds that are just now aging past builder warranties, with original fixtures and systems reaching the point where they need attention.
