Transit & Flow Group provides Move-Out Repairs at the property management scale, a standardized restoration process built for portfolios where units vacate on a rolling basis, not a one-time job for a single home. This page is for property managers and portfolio operators who need a consistent, repeatable restoration standard across however many units vacate each month. Is this what you’re seeing?
The underlying work, nail holes, scuffed walls, worn hardware, fixture wear, is the same regardless of portfolio size. What changes at the property management level is the need for a consistent restoration standard applied unit after unit, coordinated scheduling around multiple lease-end dates, and documentation your team can use for deposit accounting and owner reporting across a portfolio rather than one job file. If you manage a single property, our standard Move-Out Repairs page covers exactly that scope without the added portfolio process.
You are likely in the right place if:
- You manage multiple units and need a consistent restoration standard applied across all of them at vacancy
- Lease-end dates for several units land in overlapping windows and you need coordinated scheduling rather than one-off visits
- Your team wants standardized photo documentation across units for deposit accounting and owner or investor reporting
- You are comparing whether this or Move-In Repairs for Property Managers is the right page for a given unit’s stage in turnover
- You want restoration handled as part of a broader turnover process alongside Rental Turnovers or Make-Ready Services
Move-Out Repairs (this page) restores a unit after a tenant vacates. Once the unit is restored, the natural next step is our companion Move-In Repairs for Property Managers page, since many property managers run both in sequence at turnover.
How pricing works
Move-Out Repairs at the property management scale is priced per restoration item per unit, using the same fixed-item logic as our single-property page but built to scale across a standardized process.
- Per-item fixed pricing, standardized across units. Nail-hole and wall repair, hardware fixes, and fixture wear are priced consistently unit to unit so your team can compare costs across a portfolio.
- What changes the price: the number and type of items per unit, whether wall damage is patch-level or larger, how many units vacate in the same window, and access coordination around each lease-end date.
- Coordinated scheduling. When multiple units vacate in overlapping periods, we build a schedule that hits each turnover deadline rather than treating every unit as an independent booking.
- Portfolio reporting. Account setup, invoicing, and reporting are tailored to each portfolio program and confirmed during onboarding.
As general market context, not a Transit & Flow Group quote, Angi’s cost data on small-hole drywall and wall repair, the type of damage most common at move-out, puts per-patch pricing in the range of roughly $20 to $120 depending on size and count, a useful baseline when estimating a per-unit restoration scope. Request Property Support with your unit count and typical vacancy volume to start a scope conversation. Final scope and price subject to verification once we’ve reviewed each unit.

Property-scale move-out repairs across Central Ohio
Portfolios spanning both older and newer Central Ohio housing stock see different restoration needs unit to unit. Older buildings in neighborhoods like Clintonville, Linden, and Whitehall tend to show more accumulated wear per lease, more nail holes across multiple tenants, older hardware finally giving out, while newer units in Dublin, Grove City, and similar suburbs generally come back from a single lease in better shape but can still need hardware or fixture attention, especially in higher-turnover buildings. A standardized restoration process lets a property management team apply one consistent standard across that range rather than re-scoping the logic unit by unit.
Coordinating overlapping lease-end dates is usually the tightest constraint at this scale. Getting unit lists and vacate dates to us as early as possible, even before final walkthroughs with outgoing tenants, gives us the best chance of a coordinated schedule instead of a series of rushed individual visits.
One general note for property managers: what can be charged against a tenant’s security deposit versus what counts as normal wear and tear is governed by Ohio law and varies by situation, and this page is not legal advice on that distinction. Deposit-related decisions should go through legal counsel familiar with Ohio landlord-tenant law.
