How pricing works

Owner’s representation is scope-based, priced against the size and duration of your project and the amount of oversight you want:

  • Representation fee. Structured as a percentage of total project cost, or as a fixed fee tied to project phases (design review, bidding, construction, closeout). Starting at $299.
  • Scope of involvement. Full representation from design through move-in costs more than a narrower engagement, such as reviewing a single GC contract and attending periodic site visits. We scope this with you upfront.
  • What changes the price: project size, number of design and construction phases, whether disputes or change-order review are expected to be frequent, and how many site visits per month you want.
  • How this differs from project-management. In owner’s representation, an outside architect, designer, or general contractor is doing the work; Transit & Flow represents you in that relationship. In project-management, Transit & Flow is the party directly managing the trades and the budget.

  3. Representation agreement. We agree on a scope: which meetings we attend, what gets reviewed, and how often you receive updates.
  4. Active representation. Through design and construction, we attend meetings, review change orders and invoices, and report back to you in plain terms.
  5. Closeout review. At completion, we review final invoices, punch lists, and warranty documents before you sign off.
