For Rental Property Owners and Investors
One partner for the entire life of the property
Most property management companies coordinate outside vendors. Transit & Flow Group already operates the property services network: 31 trades under one accountable general contract, working on rental homes and small multifamily across Columbus and Central Ohio. Manage it, maintain it, improve it, protect it.

What we do for rental property owners today
Make-ready and unit turns
Between tenants, the whole turn runs as one sequenced job rather than a relay of separate vendors. Paint, flooring, plumbing, cleaning, and punch list are scoped and scheduled by the same coordinator, so the unit is back on market on the date you were given.
Ongoing maintenance and repairs
One number for every work order on the property, across every trade. No rotating list of handymen who have never seen the building, and no chasing three invoices for one address.
Inspections and condition reports
Move-in, move-out, seasonal, and preventive walkthroughs with photo documentation in a consistent format you can send to a lender, an insurer, or a co-investor without rewriting it first.
Renovations and capital improvements
Value-add work on an occupied or vacant asset, from a rental kitchen refresh to a full repositioning, planned and permitted by a licensed general contractor rather than assembled from separate bids.
Already working with a property manager?
You do not have to change managers to use us
A large share of the properties we work on are managed by someone else. Property managers, landlords, and HOA boards hire Transit & Flow Group as the maintenance and turnover partner behind the portfolio, and nothing about that relationship requires you to move management.
Full-service management is the next division
Where this is going, stated plainly
Transit & Flow Group is building a full-service property management division for Central Ohio owners and investors. Leasing, tenant placement, rent administration, and lease management are regulated activities in Ohio that require a real estate broker licence, and we will offer them once that structure is formally in place. We are not offering them today, and nothing on this page should be read as an offer to perform them.
Everything described above is available now. Owners who start a property services relationship now are the first onboarded when management opens.
How an owner relationship starts
- Property walk. We look at the property or the portfolio, the condition of the major systems, and where your costs and timelines are actually going wrong.
- Scope and intake. One intake path for you and your residents, agreed scope language, upfront pricing, and a named coordinator who knows the address.
- Standing work. Turns, work orders, preventive items, and capital projects run through the same relationship, with emergency coverage from day one.
