Unit Turns for Apartment Communities

Transit & Flow Group provides unit turn services for apartment communities and multifamily properties across Columbus and Central Ohio. “Unit turn” is the standard multifamily industry term for preparing a vacated apartment for a new resident, cleaning, repairs, paint, and inspection between move-out and move-in, and it covers largely the same work as what we call Rental Turnovers or Make-Ready Services on our single-family and small-portfolio pages. This page is written specifically for the leasing office and maintenance team language and workflow of an apartment community. Request Property Support to get a unit or a batch of units scheduled, or call (614) 382-0000.

Is this what you’re seeing?

If you manage single-family rentals or a small portfolio of standalone properties, our Rental Turnovers and Make-Ready Services pages use the more common language for that context and are worth reading directly. Unit Turns, this page, covers the same core scope but is framed around apartment-community operations: leasing office deadlines, a maintenance-tech-driven punch list, and unit-mix pricing (studio, one-bedroom, two-bedroom, and larger floor plans) rather than single-address scheduling.

You are likely in the right place if:

  • You operate an apartment community or multifamily property with units turning over on an ongoing basis
  • Your leasing office needs units ready by a specific “available date” to keep vacancy loss down
  • You want unit turn pricing broken out by floor plan or unit type rather than a flat number per property
  • Your maintenance team already runs a punch-list or unit-turn-board process and wants a vendor that fits that workflow
  • You are also looking at our Multifamily Maintenance page for ongoing community upkeep between turns

Unit turn work at a community typically follows the same sequence as a single-property turnover, but at higher volume and against a leasing calendar: several units come due in overlapping windows, and the leasing office needs each one back on the market or ready for move-in as fast as possible.

How pricing works

Unit turn pricing is built by unit type or floor plan, since a studio, a one-bedroom, and a two-bedroom-plus unit carry different scope even when the punch list categories are the same.

  • Pricing by unit type. Cleaning, repair, and paint line items are scoped per floor plan so your team can budget consistently across a unit mix rather than pricing each apartment from scratch.
  • What changes the price: unit size, condition left by the outgoing resident, whether the unit needs a full repaint or touch-up, and how many units are turning in the same cycle.
  • Volume scheduling. When several units come due in the same leasing cycle, we build a turn schedule around your available-date targets rather than treating each unit as an isolated job.
  • Portfolio-level options. Communities with high turn volume may prefer a standing account with not-to-exceed pricing by unit type; our Rental Turnover Services program is built for that structure across a full portfolio.

As general market context, not a Transit & Flow Group quote, apartment-industry benchmarking commonly cited in multifamily operations circles puts full unit turn costs, make-ready work combined with the vacancy days it takes to complete, in the range of roughly $1,000 to $4,000 per unit depending on scope, unit size, and how long the unit sits vacant during the turn. Request Property Support with your unit mix and typical turn volume to start a scope conversation. Final scope and price subject to verification once we’ve reviewed the unit or units.

What’s included

  • Unit turn scope priced by floor plan: cleaning, repairs, paint, and a final inspection
  • Coordination with your leasing office’s available-date targets
  • Photo documentation per unit for your maintenance and reporting records
  • Scheduling built around multiple units turning in the same leasing cycle
  • A final rent-ready inspection confirming the unit is ready to show
  • All workmanship is backed by a 1-year labor warranty on labor, parts, and equipment covered per manufacturer terms.

What’s not included

  • Single-address, single-family turnover work; see Rental Turnovers or Make-Ready Services for that framing
  • Ongoing community maintenance between turns, common-area upkeep, or preventive service; see Multifamily Maintenance
  • Capital improvements, unit renovations, or major system replacement
  • Mold, asbestos, or lead assessment and remediation, which we do not perform
  • Leasing, marketing, or resident-relations work outside the physical unit turn

Unit turns across Columbus multifamily submarkets

Columbus has a deep concentration of apartment communities, from dense student and young-professional housing near the Ohio State campus and Short North to garden-style and mid-rise communities in Grandview, Easton, and the surrounding suburbs. Turn volume and seasonality differ a lot by submarket: campus-adjacent communities often see a heavy wave of turns clustered around July and August lease-end dates, while suburban communities in areas like Dublin, New Albany, and Lewis Center tend to spread turns more evenly across the year. A unit turn vendor that can flex between a compressed seasonal surge and a steady year-round cadence, and price consistently by floor plan either way, is generally a better fit for a leasing office managing vacancy-loss targets than a vendor sized for single-family work.

Freeze-thaw winters and older building stock in some Central Ohio communities also mean unit turns can surface small building-wide issues, a recurring door seal problem, aging fixtures across similar units, that are worth flagging to a maintenance supervisor even when they fall outside the individual unit’s turn scope.

Our process

  1. Request Property Support. Share your unit mix, typical turn volume, and leasing office available-date targets.
  2. Unit-type scoping. We price the turn scope by floor plan so your team has consistent per-unit-type budgeting.
  3. Turn scheduling. We build a schedule around your available dates, especially during high-volume leasing periods.
  4. Turn execution. Cleaning, repairs, and paint are completed per unit, with photo documentation.
  5. Rent-ready inspection. A final walkthrough confirms each unit is ready for its next resident.

Services completed by appropriately qualified professionals where required.
