Property Maintenance for Landlords, Investors, and Property Managers
Owning or managing rental property in Central Ohio means a steady stream of small jobs that never quite stop: a leaking faucet in one unit, a storm door that won’t latch in another, gutters that need clearing before the next freeze. Transit & Flow Group builds ongoing property maintenance programs for landlords, investors, and property managers who need one point of contact for that work instead of a rotating list of handymen, none of whom know the property the way you do. Request Property Support to talk through your properties, or call (614) 382-0000.

Is this what you’re seeing?
- A growing list of small repair requests across one or more rental properties, with no single vendor handling all of it
- Tenants reporting issues faster than you or your team can schedule someone to look at them
- A property that’s been “fine for now” but is starting to show wear that a one-time fix won’t solve
- Juggling separate vendors for plumbing, electrical, exterior, and general repairs on the same property
- Wanting a maintenance history for a property you’re preparing to sell, refinance, or hand to a new manager
- No consistent schedule for the kind of checks that catch a problem while it’s still small
This is a different service than a commercial facility maintenance contract. If you’re managing an office building, retail center, warehouse, or other commercial facility rather than residential rental property, our facility maintenance programs page is built for that. This page, and the rest of Transit & Flow’s property solutions services, are built around residential rental property: single units, small multifamily, apartment communities, and HOA common areas.
How pricing works
Property maintenance is not priced like a single repair job. Most owners and managers set up a recurring service agreement that covers a defined scope of routine work on a schedule (monthly, quarterly, or as-needed with an agreed target response window), with a separate agreed rate structure for repairs that go beyond routine scope. The right structure depends on how many properties or units you have, their age and condition, and how much of the work is reactive versus scheduled.
As a general market reference, not a Transit & Flow quote, Angi’s 2024 State of Home Spending Report found homeowners spent an average of $1,750 on home maintenance in 2024, across roughly 5.6 maintenance projects. Rental property tends to run higher once tenant turnover and wear are factored in, which is exactly why a program instead of one-off calls tends to save money over a year. Final scope and price subject to verification once we’ve reviewed your property or portfolio and its maintenance history.

Why Central Ohio property owners need a maintenance plan
Freeze-thaw winters are hard on rental property in a way that shows up slowly. Water finds its way into exterior caulk joints, deck fasteners, and gutter seams, freezes, and widens the gap a little more each winter. A property that gets a scheduled look every season catches that before it becomes a tenant complaint or a bigger repair bill. Central Ohio’s clay soil adds to it: expansion and contraction around foundations and walkways is normal here, but it means small settling issues need a periodic check rather than a “wait until it’s a problem” approach.
Whether your property is an older home in a neighborhood like Clintonville or Whitehall or a newer build in Dublin, Lewis Center, or New Albany, the maintenance needs are different but the value of a single coordinated program is the same: fewer surprises, and a documented history if you ever need it for an owner, lender, or buyer.
Our process
- Request Property Support. Tell us about your property or properties, current condition, and what maintenance has (or hasn’t) been done.
- Property assessment. We walk the property, document current condition, and identify near-term needs.
- Program design. We propose a maintenance scope and schedule that fits your property and budget, structured as a recurring service agreement.
- Scheduled and as-needed service. Our trade divisions complete routine work on schedule and respond to requests within your agreement’s terms.
- Reporting. You receive visit documentation and photos after each service, building a maintenance history over time.
Services completed by appropriately qualified professionals where required.
