Property Photo Documentation for Owners and Managers
Transit & Flow Group provides Property Photo Documentation, a standalone before-and-after photo service for property managers, landlords, and investors across Columbus and Central Ohio who want a clear visual record of a unit’s condition. It works as a complement to any of our other Property Solutions services, Rental Turnovers, Make-Ready Services, Unit Turns, or Move-In and Move-Out Repairs, and it can also be booked entirely on its own for owners who just want documentation without any other work performed. Request Property Support to schedule documentation, or call (614) 382-0000.

Is this what you’re seeing?
Photo documentation is not a competing service to the rest of our Property Solutions lineup; it is an add-on that supports all of them, and it also stands on its own. You are likely in the right place if:
- You want a documented photo record before and after a turnover, make-ready visit, unit turn, or move-in or move-out repair job, even one performed by another vendor
- You need condition documentation for owner or investor reporting, without necessarily needing repair, cleaning, or paint work done at the same visit
- You are dealing with a deposit dispute or a tenant condition disagreement and want neutral, dated photo evidence of the unit
- You manage a portfolio and want a consistent documentation standard applied across every unit, regardless of who performs the physical work
- You are acquiring a property and want a baseline condition record before tenants or renovation work begins
If you also need repair, cleaning, paint, or a full turnover done at the same visit, our other Property Solutions pages, Rental Turnovers, Make-Ready Services, Unit Turns, Move-In Repairs for Property Managers, and Move-Out Repairs for Property Managers, all include photo documentation as part of their standard scope. This page exists specifically for documentation booked on its own, or as an add-on to work being performed by someone else.
How pricing works
Property Photo Documentation is priced per visit, based on unit size and the level of detail requested.
- Per-visit pricing. A documentation visit is priced by unit size and scope, standard interior condition photos versus a more detailed room-by-room and fixture-level set.
- What changes the price: unit size, whether documentation covers interior only or also exterior and common areas, and whether you want a formatted report delivered alongside the raw photo set.
- Portfolio consistency. Owners and managers documenting multiple units can set up a standard shot list applied across every property, so photo sets are comparable unit to unit. Account setup, invoicing, and reporting are tailored to each portfolio program and confirmed during onboarding.
- Add-on pricing. When booked alongside another Transit & Flow service, documentation is typically priced as a smaller add-on rather than a full standalone visit, since our crews are already on site.
As general market context, not a Transit & Flow Group quote, professional real estate and property documentation photography nationally, per sources such as HomeAdvisor, typically runs in the range of $100 to $300 per session for a standard-sized property, more for larger properties or added video or floor-plan documentation. Request Property Support with your unit’s size and the level of detail you want. Final scope and price subject to verification once we’ve reviewed the property.
What’s included
- A dated, organized set of interior photos covering each room and key fixtures
- Before-and-after sets when documentation is booked alongside a repair, turnover, or cleaning visit
- A consistent shot list applied across multiple units for portfolio comparability
- Digital delivery of the photo set, organized by unit and date
- A formatted summary report is available on request
- Photo retention terms are confirmed during onboarding
What’s not included
- Any repair, cleaning, paint, or turnover work itself; this page documents condition, it does not perform other scopes
- Legal opinions on what photo evidence supports in a deposit dispute or lease claim
- Professional real estate listing photography styled for marketing purposes, quoted as a separate service if needed
- Drone or exterior aerial photography, quoted separately if requested
- Mold, asbestos, or lead assessment; documentation is limited to visible condition, not environmental testing
Documentation needs across Central Ohio portfolios
Property managers and investors operating across Central Ohio’s varied housing stock, from older buildings in Clintonville and Whitehall to newer construction in Dublin, New Albany, and Lewis Center, often find that consistent photo documentation matters more as a portfolio grows. A single landlord with one unit can usually keep track of condition informally; a manager overseeing dozens of units across several submarkets benefits from a standardized, dated photo record that makes owner reporting, deposit disputes, and turnover comparisons far easier to defend.
Seasonal turnover waves, especially around the July and August lease-end period common near the Ohio State campus and Short North, also mean documentation timing matters: photos taken immediately at move-out, before the unit sits vacant for a stretch, give the clearest picture of what the outgoing tenant actually left behind.
Our process
- Request Property Support. Share the unit’s size, the reason for documentation, and whether it is standalone or paired with another service.
- Shot list confirmation. We confirm the scope, standard interior coverage or a more detailed set, and any portfolio-wide standard you want applied.
- Documentation visit. Photos are taken room by room, with fixture-level detail where requested.
- Organization and delivery. The photo set is organized by unit and date and delivered digitally.
- Portfolio consistency. Future documentation visits follow the same shot list, so photo sets stay comparable across units and over time.
Services completed by appropriately qualified professionals where required.
